- Standard rooms vary in size and layout, but all can fit a crib or rollaway. For more space, we recommend a Premier room (located in the main building).
- Soundproofing isn’t great, so consider packing a noise machine.
- Only some rooms have outdoor space.
- For the best views, request a room with mountain vistas or one overlooking the Casino Lawn.
- Renovated in 2023, so rooms feel fairly fresh (though other parts of the hotel still feel their age a bit).

- You come here for the activities — there are over 40 options that vary by season. Most come with an extra cost.
- On-property horseback riding is a hit. Kids 4'6" and up can do trail rides, younger kids can do pony rides, and there's a “horse camp” for ages 6–12 offered twice weekly.
- Racket sports are popular — there are new pickleball courts and four tennis courts (no extra charge to play).
- Other outdoor favorites include zip lining (ages 8+, 80 lbs+, 4'6"+), kayaking (ages 6+, 11+ to paddle solo), and hiking/biking trails.
- Winter brings seasonal skiing, snow tubing, ice skating, and a ski school great for beginners.
- Kids have tons of space to run and explore — it feels safe and relaxed, like a country club for families.
- On-site entertainment includes mini golf (replica of the adult course), lawn games, arcade games, and a theater with nightly kid-friendly movies.
- The waterpark is a summer highlight, with two 100-foot waterslides (must be 42" tall), a 400-foot lazy river, large splash zone and shallow pool, whirlpool, and large spring-fed family pool.
- There’s also a historic warm springs pool (families can use it from 10 AM to 1 PM) and a 24-hour indoor pool.
- Adults-only outdoor pool available in the spa area.
- The kids club (ages 5+) is usually open weekends 10 AM – 4 PM and Friday/Saturday nights 5:30 – 9:30 PM.
- There's a playground by the kids club.
- Younger kids enjoy exploring the creek and looking for fish and ducks in the pond.
- Hayrides to the stables for s’mores are always a hit (you can also book private carriage rides).
- The indoor game room has mini bowling lanes and an arcade (note: it doesn't open until 2 PM).

- Food is generally considered okay but a bit pricey for the quality.
- Make dinner reservations early, especially for the main dining room, because it books up.
- Martha’s Market (coffee shop and café) opens at 6:30 AM and gets busy — expect a wait. You can also do the breakfast buffet at American Audubon.
- Room service runs 7 AM–10 PM and is quicker than expected for a hotel this size.
- Woody’s (pizza) and Pioneer Picnic are casual, no-reservation spots for lunch and dinner.
- Kober’s BBQ is only open in the winter (in the ski lodge).
- You can buy s’mores kits from Jefferson’s.
- Kids 10 and under eat free for breakfast and lunch, and get 50% off dinner (from the kids’ menu, seasonally).
- You can take the free shuttle to downtown Hot Springs for more dining options.
- Daily happy hour (free) includes small cocktails and snacks — a hit with kids.

The Homestead Adventure Kids operates for ages 5-10, though children 11-12 are also welcome to participate. The club runs Monday through Saturday from 9am-4pm and Sunday from 9am-12:30pm. Half day programs cost $42-57 with or without meals, while full day programs with meals are $77. Activities include nature walks, arts and crafts, story time, microscope exploration, and seasonal outdoor activities. Saturday Kids Night Out operates during summer months from 6:30-10:30pm for $57-67.
The resort features a two-acre Allegheny Springs waterpark with two 100-foot waterslides called "Mountain Rush," a 400-foot lazy river, splash pad with sandy beach area, and large family pool. The waterpark operates May through September from 9am-7pm, while the pool and hot tub are available year-round. There's also an indoor pool built in 1904 and fed by natural springs, plus the adults-only Serenity Garden pool for guests 18+ with spa services or day passes ($75 for resort guests).
In-room babysitting is available for $18/hour with a two-hour minimum. Saturday Kids Night Out provides supervised entertainment during summer months from 6:30-10:30pm. Advance booking is required for babysitting services.
The resort offers over 40 outdoor activities including horseback riding, skiing, zip lining, kayaking, tennis, archery, skeet shooting, guided hikes, and lawn games. Many activities require separate fees and advance booking. The Adventure Package includes one activity per day for guests 6 years and older. The ski area, Virginia's oldest dating to 1959, operates December through March weather permitting.
The resort features 11 dining outlets including six full-service restaurants, a grab-and-go market, spa café, theater, taproom, and lobby bar. Jefferson's Restaurant serves breakfast 7am-10am and dinner 5pm-9pm daily. Kids 10 and under eat free from the Junior Chefs menu for breakfast and lunch and receive 50% off dinner with purchase of one adult entrée. The Main Dining Room requires business casual attire for dinner and reservations are strongly recommended.
- The resort is about a 1.5-hour drive from Roanoke-Blacksburg Regional Airport, 3 hours from Richmond International Airport, 4 hours from Washington, D.C., 4.5 hours from Charlotte, NC.
- You can request transportation service to/from Roanoke Airport (recommended scheduling at least two weeks in advance).
- Shuttle service is available to all resort activities and downtown Hot Springs.
- If you're driving, valet parking is required — it's usually fast and efficient.
- They recommend using the directions on their website instead of GPS.
